NAPLES
Naples, the crown jewel of the Gulf Coast, has seven contiguous miles of sugar-white beaches. Known as the golf capital of the world, Naples boasts more private golf courses per capita than any other area in the country and frequently hosts major professional, national and state tournaments. Naples is also popular for its captivating waterfront neighborhoods, shopping districts and art galleries.

Several charming yet diverse neighborhoods are located in Naples. From South to North, they are:

Royal Harbor
This area is comprised of about 400 waterfront homes with direct access to Naples Bay and the Gulf of Mexico. Particularly popular with boating enthusiasts are the deep-water canals that provide access to the 10,000 Islands. Royal Harbor is located east of central Naples, but within easy reach of Fifth Avenue South shops, galleries and restaurants. Homes start at $700,000.

Olde Naples
One of the most charming aspects of Olde Naples besides its hundreds of coconut palms is that every east/west avenue ends at the beach! You'll find a variety of homes, from small cottages to beachfront estates, in this unique neighborhood. Single-family homes in this area vary from turn-of-the-century to present day, in a variety of architectural styles. There's also an excellent selection of condominiums, all within a few blocks of the Gulf. (Zoning regulations do not permit any condominiums to be built directly on the beach in this area.) The price of homes tends to be proportionate to their proximity from the beach. Single-family homes located directly on the beach start at $4 million. Homes off the beach start at $450,000. Condos off the beach start at $200,000.

Port Royal
Port Royal is a world-class community of about 550 very private, single-family estate homes (no condominiums), most of which are located on deep canals with wide water views. This is the only neighborhood in Naples with direct access to the Gulf of Mexico that can accommodate large boats (either power or sail). Homeowners in Port Royal are eligible for membership in the Port Royal Club, located directly on the beach. Home prices in this community start at $2 million.

Aqualane Shores
A private, quiet community of about 350 single-family homes, Aqualane Shores is ideally located between Port Royal and Olde Naples. The beach is within easy walking or bicycling distance, as are the shops and restaurants of Third Street and Fifth Avenue South. Canals are narrower than those in Port Royal, but provide easy access to the 10,000 Islands and the Gulf of Mexico. Homes start at $1 million.

The Moorings
Located north of Olde Naples, this centrally located neighborhood boasts streets lined with royal palms and huge banyan trees. The Moorings is comprised of single-family and condominium waterfront homes with boat docks, providing easy access to the Gulf. The Moorings Country Club, with a fine, executive golf course, is located in the heart of The Moorings. Homes start at $1.5 million on the water and $500,000 off the water. Condominiums start at $150,000.

Park Shore
Located between the Gulf of Mexico and U.S. 41, the Park Shore neighborhood has both inland and waterfront homes as well as condominiums. The Village on Venetian Bay, a collection of over 50 upscale shops, galleries and restaurants built on the water to resemble Venice, serves as the hub of Park Shore. In addition, a lighted promenade meanders along the beach. Park Shore residents have a private beach entry as well as several public beach access points. Marina facilities are available. Bay-front homes start at $1.5 million; $500,000 not on the water. Condominiums on the beach start at $500,000; off the beach at $200,000.

Pelican Bay
Pelican Bay is a neighborhood of approximately 2100 acres offering a variety of residential options including low- and high-rise condominiums, villas and single-family homes. Pelican Bay boasts two boardwalks leading to three miles of gorgeous beach and private restaurants. Access to the beach is provided via tram (a large golf cart) on a boardwalk through the mangroves and nature preserve. The prestigious Club at Pelican Bay has beautiful facilities including a 27-hole golf course. Pelican Bay is also home to The Ritz-Carlton and The Registry resort hotels, the Waterside Shops and The Philharmonic Center for the Arts. Vanderbilt Beach
Vanderbilt Beach is located in North Naples and consists of many canal and bay-front homes and condominiums. There are seventeen streets in this community, all ending in cul-de-sacs. Home prices start at $700,000. Condominiums on the beach start at $500,000; off the beach at $150,000.

North Naples

Regatta at Vanderbilt Beach
Regatta has introduced a new concept to the North Naples area: New, fully furnished condominium waterfront residences with boat slips available for purchase. With furnishings and interiors by Robb & Stucky, the turnkey furnished units include furniture, linens, towels, housewares and flatware. Regatta's docking facility will consist of 54 slips and purchasers have a choice of including either a dockside cabana or a one- or two-car private garage that will be sold with each slip. The boating facility will offer many of the necessities for a nautical lifestyle including floating docks, dockside storage boxes, electrical service with individual meters and water and cable television hookups.
